Signs You Need to Replace Your Roof

The roof is one of the main components of the building that needs attention and care to ensure you can have enough protection from the elements in the building. Over time, the structure can start to wear down and needs new materials to avoid accidents and extensive damage. As a homeowner, it’s important to know what to look for to determine if it’s time to replace the entire structure.

Missing Shingles

One of the main signs that your roof is no longer in good shape is if there are a few shingles missing. You may hire a professional to replace the materials and secure them back onto the roof before they start to fall off again. This indicates the roof is no longer durable, and new materials need to be installed.

Leaks

Although leaks are common on all types of roofs, they can indicate your roof isn’t in good condition anymore if they continue to develop. You may find yourself scheduling for leaks to be repaired on a consistent basis throughout the year, which can add up and can become a headache. A new roof will offer better protection on the home and won’t require performing frequent repairs.

Check the attic to look for any water stains that may be present. You can also look for areas where sunlight is coming through the roof boards, which indicates there are cracks and holes that have formed.

Age

Another easy way to determine if your roof is ready to be replaced is to consider its age. The roofing materials that are installed determine how long the structure will last. Most roofs with asphalt shingles last an average of 20 years before they start to encounter issues. Clay tiles can last up to 100 years. Roofs with metal panels are prone to last 40 to 70 years. The lifespan depends on how much maintenance is performed on the structure over time.

Sagging

You may also notice some areas of the roof where the structure sags. This is due to the materials deteriorating and is a sign that the roof can cave in the next time there’s a heavy storm. Installing a new roof will restore the structural integrity of the building and will reduce the risk of accidents and damage. Rotting boards and trapped moisture that are present often cause the sagging to gradually develop.

Knowing what signs to look for when it comes to determining when to replace your roof will make it easier to know when it’s time to start the project. A qualified roofer will also be capable of performing an inspection and telling you if the structure isn’t offering protection on the home any longer.
